Stage 3 of the Strata Building Bond and Inspections Scheme involves the interim inspection carried out by the appointed building inspector and a report documenting the defects findings of the inspection. This report must be completed within 15 to 18 months of the date of the Occupation Certificate for the building.
A few things about the inspections:
- Access: It is a requirement that the owners corporation must provide reasonable access and not obstruct or hinder the building inspector.
- Specialist consultants: Should specialist services require detailed inspection, a secondary inspector may be called upon by the inspector and included as part of the interim report.
- Prior knowledge: The builder, developer and owners corporation should provide a list of known defects to the inspector prior to inspection. This is to ensure nothing is missed and the defects are verified by a trained eye.
- Inspection type: The inspection is a visual inspection and does not involve destructive testing.
If defective work is not identified, then stages 4, 5, and 6 do not apply and the developer can go straight to stage 7 which is the payment and release of the building bond.
